"Cheap" splits into two different questions in Seattle: the lowest monthly bill, and the lowest price per square foot. They point at different buildings, and confusing them is how tenants overpay. Both answers below come from the 137 available units in our catalogue.
The lowest monthly bills on the market
The five cheapest private offices in the listing are a 43 ft² room at the US Bank Center, 1420 Fifth Avenue — $130 a month; the same footprint at Columbia Tower, 701 Fifth Avenue — $133; 118 ft² at Plaza 600, 600 Stewart Street — $316; 129 ft² back at the US Bank Center — $390; and 215 ft² at Qualtrics Tower, 1201 Second Avenue — $560. All five sit in downtown towers, which surprises people who assume the cheap stock is on the edges.
The lowest rate per square foot
Measured per foot, the value is elsewhere: $2.25 per ft² a month at Qualtrics Tower and at 450 Alaskan Way South, then $2.32 at 1455 Northwest Leary Way in Ballard. Against a listing top of $6.33, a tenant taking 2,000 ft² saves about $8,160 a month by choosing the value end — $97,900 a year, for space in the same city.
Where the deals hide
Two patterns repeat. First, depth of availability: buildings carrying a dozen or more open suites at once — Columbia Tower and 1455 Northwest Leary Way with 20 each, 450 Alaskan Way South with 18 — have the least pricing power and concede most on free months. Second, floor level: units in this listing sit between the 3rd and 15th floors, and the lower levels of the same tower routinely price a dollar per foot below the upper ones for identical space.
Cutting the bill further
If the requirement is small, skip the lease entirely. A coworking desk is $385 a month, a business address with mail handling $110, a virtual office $100, and a meeting room books from $120. A two-person consultancy that needs an address and occasional client space can run at $230 a month — about 4% of what a typical private unit in this market costs.
